Overview of the Rental Process
Renting Near the University of Oregon Made Simpler
At Mallard Properties, our goal is to make the rental process as straightforward, transparent, and stress-free as possible for residents and co-signers. From online applications to responsive local management, we provide tools and support designed to make renting easy.
Step 1: Browse Available Properties
Visit our Available Rentals page to view current off-campus housing availability near the University of Oregon. Each listing includes:
- Current pricing
- Move-in availability
- Photos
- Floor plans
- Video walkthrough tours
- Property features and amenities
We recommend selecting up to 3 properties that best match your group’s needs based on budget, bedroom count, parking needs, and move-in timing.

Keep in mind that applicants often apply before touring in order to secure a position in line (units are rented on a first-come-first-serve basis). Also, while we do our best to accommodate tours whenever possible, some occupied units may have limited viewing availability.
Step 2: Submit Your Application
Each applicant in the group must submit:
- A rental application
- Signed application guidelines
- Copy of photo ID (driver’s license, passport, or student ID)
Co-Signer Requirements
If you’re not applying with a co-signer, you will need to provide pay stubs and current tax records and/or bank statements verifying an income of 3 times the monthly rent.
If you are applying with a co-signer, they need to be a parent, guardian, family member or friend. You will also need a copy of each person’s photo ID (driver’s license, state ID, student ID or passport).

Good to Know
- There are NO application fees
- Only one application is needed per person
- Applications may be transferred to another available property if your first choice becomes unavailable
Step 3: Application Review & Approval
After receiving all completed application materials, we will begin reviewing rental references and supporting documentation.
Most approvals take approximately 2–3 business days depending on how quickly previous landlords respond. Once your group has been approved, we will contact you by phone, text, or email with next steps.
Step 4: Deposit to Hold
Approved applicants will receive information regarding:
- The deposit amount
- Signing deadlines
- Required documents
- Move-in timeline
Deposit amounts vary depending on rental history, occupancy, and application qualifications.
To reserve the property:
- The full deposit amount must be paid
- Deposit paperwork must be signed within the required timeframe
Electronic signing options are available for added convenience.
Step 5: Move Into Your New Home
Once your lease is signed and your move-in date arrives, you’ll be ready to settle into your new off-campus home near the University of Oregon.
