Before submitting a maintenance request, check out our quick maintenance help videos below. These short tutorials are designed to help residents troubleshoot common issues in their rental and avoid unnecessary maintenance charges for simple fixes. Most videos take just a few minutes to watch and can save you time, stress, and money.
Maintenance calls for tenant-responsible issues start at approximately $70/hour with a one-hour minimum.
Additional charges may apply for:
- Parts and materials
- Vendor visits
- No-show appointments
- Resident-caused damages
Hourly rates are subject to change.
NOTE: For the safety of residents and property owners, please do not hire outside contractors, repair vendors, or maintenance professionals without written approval from management. Unauthorized repairs or vendor visits may become the financial responsibility of the resident.

Common Tenant-Responsible Maintenance Items
The following are examples of maintenance issues that are typically billable to residents:
- Replacing light bulbs (must use the same wattage)
- Garbage disposal, toilet, sink, and bath/shower clogs caused by foreign objects
- Power outages caused by tripped breakers or GFI outlets
- Resident-caused damages such as broken doors, fixtures, blinds, or hardware
Common Landlord-Responsible Maintenance Items
The following are generally handled by management/property ownership:
- Kitchen or bathroom fan vent issues
- Appliance or fixture mechanical failures
- Leaks outside resident control
- Faulty breakers or faulty GFI outlets

Helpful Resident Tips
Dryer Lint Trap
Clean the dryer lint trap after every cycle.
This helps:
- Your dryer work more efficiently
- Clothes dry faster
- Reduce fire hazards
Garbage Disposal & Dishwasher
If your garbage disposal is clogged, your dishwasher may not drain properly. This is because both systems are often connected to the same drain line.
If you notice standing water in your dishwasher or slow draining, check the disposal first and make sure it’s clear and fully reset before submitting a maintenance request.
Make sure to avoid putting items like coffee grinds, potato peels, grease, and other food items that can clog garbage disposals.
Toilet Deodorizers
Tank-style toilet deodorizers can damage toilet components over time. Bowl deodorizers are acceptable, but damage caused by tank deodorizers may be billed to the resident.
Drain & Plumbing
Residents are responsible for what goes down sinks, tubs, toilets, and drains.
Clogs caused by foreign objects may result in maintenance charges.
Examples include:
- Food
- Trash
- Paper towels
- Q-tips
- Feminine hygiene products
- Toothbrushes
- Razors
- Washcloths
- Plastic items
- Grease or oil
A little prevention can help you avoid costly plumbing repairs and maintenance charges.
